If you’ve been watching Fort Myers Beach listings and wondering whether this fall is the moment to make a move, you’re not alone. I live in Shell Mound on Estero Island, and the question I hear most at the coffee shop is simple: “So what’s the market actually doing?” Here’s a plain-numbers look at the Fort Myers Beach and Lee County real estate market heading into late 2026, with sources linked so you can check every figure yourself.
Fort Myers Beach Home Prices: The September 2026 Snapshot
According to Redfin’s Fort Myers Beach market data, the median sale price on the island in September 2026 was about $492,000, down roughly 27% from a year earlier. Seventy-five homes sold, up about 17%, and the median home spent 158 days on the market. Redfin’s sale-to-list ratio for the month was about 92.8%.
A word of caution before reading too much into that price drop: Fort Myers Beach is a small market, and a single month’s median can swing a lot depending on the mix of what closed. A month heavy on older condos and lots will look very different from a month with several new elevated homes on the Gulf. The more useful signals are the ones that point the same direction over time: more sales, longer marketing times and room to negotiate.
Lee County Market Trends: Inventory Is Tightening
Zooming out to the county gives a steadier picture. Redfin’s Lee County data shows a September 2026 median sale price of about $354,000 (down 2.8% year over year), 1,545 homes sold (up 2.6%) and a median of 72 days on market, which is 17 days faster than a year ago.
Florida Realtors data for August 2026, as summarized in this Lee County market report, shows the same trend from another angle:
- Single-family homes: median price $380,000 (up 2.7%), active inventory down 15.5% year over year, and 5.2 months of supply, down from 6.9.
- Condos and townhomes: median price $269,000 (down 2.2%), closed sales up 10.6%, inventory down 18.7%, and 6.4 months of supply, down from 10.0.
In short, Lee County still leans toward buyers, especially for condos, but the oversupply of the last two years is shrinking. Condo buyers in particular had more leverage a year ago than they do today.
Mortgage Rates and Statewide Context
Financing is the other half of the story. Freddie Mac’s 30-year fixed average was 7.40% for the week of October 15, 2026, per Mortgage News Daily’s Freddie Mac tracker. Statewide, Florida Realtors reported a September median of $415,000 for single-family homes (up 1.2%) and $293,500 for condo-townhouse units (down 1.8%), with 4.4 and 7.7 months of supply respectively. Higher rates help explain why buyers are taking their time and why price negotiation is still common.
What This Means If You’re Buying on Fort Myers Beach
- Negotiation is still on the table. With sale-to-list ratios in the low 90s on the island, offers below asking are common, but well-priced, move-in-ready homes still sell.
- Look past the list price. Elevation, flood zone, roof age, HOA reserves and insurance quotes can matter more than a few thousand dollars on price. My post on buying new construction on Fort Myers Beach walks through elevation and flood questions to ask.
- Get rate quotes early. A small rate difference changes monthly cost more than many buyers expect, so get pre-approved before you start touring.
What This Means If You’re Selling
- Price to the current market, not 2022. Homes that sit tend to lose attention, and days on market on the island are long.
- Lead with facts buyers care about. Elevation certificates, permit history, roof and mechanical ages, and flood insurance details help buyers feel confident.
- Season is coming. Winter visitors arrive over the next few months, so fall is a good window to prepare a listing.
